Terms and Conditions

The property, located at 110 Agars Lane Berry NSW 2535, is rented to you for holiday purposes only during the specified period on your confirmation.
The guest is responsible for any breakage, damage or theft from the property.
If your accommodation is left excessively dirty, including evidence of smoking inside, fees may apply to cover the cost of cleaning or repair.
If you breach the conditions of your booking, we reserve the right to terminate your tenancy immediately without refund.

The maximum number of guests allowed to stay in the accommodation must not exceed 20 persons.
No additional guests or visitors are allowed without prior consent.

Our check-in time is from 3pm and check-out is no later than 10am
If you require an early check-in or check-out time, we are more than happy to accommodate your request providing we do not have a same day turn, simply reach out and ask.

20% deposit is required to secure your booking, 80% is payable 60 days before check-in.
Cancellations made within 60 days before your arrival will be fully refunded, no refund is offered under 60 days before your arrival.
All cancellations must be received via email.

You are responsible for your safety and the safety of your guests. Additionally, you are responsible for all the possessions you or your guests bring to the property.
We, as owners of this property, do not take responsibility for theft or loss of any tenants’ property.
Please supervise children at all times.
The property is fitted with security cameras around the outside perimeter.

Parties that would cause discomfort to neighbours are not permitted at the accommodation.
Please respect other guests and neighbours. Noise restrictions are in place from 10pm - 7am.
The property is fitted with decibel measuring devices to monitor and detect excess noise. (These devices to not record any audio)
